Booking a Cabo villa for Christmas week, December 21–26

Short answer: for a small group with roughly USD 5,000 to 10,000 for six nights, December 21 to 26, the comparison worth running is between a three or four-bedroom villa inside one of the Pacific-side resort communities and a standalone estate above town. In our Los Cabos portfolio that means putting the 4BD Oceanfront Montecristo Estates Villa, the renovated three-bedroom at Montecristo and the Peaceful Ocean View Retreat side by side, with the 6BD Oceanview Playboy Mansion in Pedregal as the outlier if your group is larger or louder than "small" suggests. Holiday week pricing moves, so treat the band as a starting point and get a quote for the exact dates.
One thing to flag before you plan anything around it: December 21 to 26 ends well before New Year's Eve. The fireworks over the bay, the midnight crowd on Médano Beach, El Arco lit up from the water, none of that falls inside those dates. If the group wants the NYE night itself, the window needs to stretch. If what you actually want is Christmas with your own kitchen and a pool, these dates are right and the town is in good form: quieter streets on the 25th, restaurants doing holiday menus, the whale-watching boats running.
Pacific side or above the marina: the decision that sets the week
Most of our Cabo villas sit in two very different places, and choosing between them matters more than bedroom count.
Quivira and Montecristo Estates are up the Pacific coast past Cabo San Lucas, gated, hilly, and some distance out from the airport, longer than any other address in Los Cabos. That drive, the last stretch climbing past the golf course, is the price of what you get: silence, unobstructed water, and resort infrastructure you can use without living inside a hotel. Groups who settle in here tend to stop leaving. Cars get rented and barely driven.
Pedregal is the opposite proposition. It's the hillside immediately above downtown Cabo San Lucas and the marina, so dinner at Funky Geisha in the marina district or a late night at El Squid Roe is a short hop, not an expedition. Solmar Beach sits a minute's walk from the gate at the Playboy Mansion villa, and downtown is about ten minutes on foot from the door.
If your group includes anyone who wants to be out at night, Pedregal. If the point of the trip is a pool, a view and nobody asking you what time dinner is, go Pacific.
What a small group can actually book
"Small group" covers a lot of ground, so here is the inventory by the number of people who sleep comfortably in it.
- Up to six, resort-residence style: the 2BD Villa Del Arco Resort, Ocean View, Pool and Villa Del Palmar Pool, Resort & Ocean Views, both two-bedroom villas with three baths, a full kitchen and washer-dryer, and both sleeping six. Villa Del Arco has a jacuzzi and hot tub in the unit. Villa Del Palmar keeps toys on hand, which matters if there are small children in the party.
- Eight to ten, private villa with its own pool: the Oceanview Montecristo Villa, three bedrooms over three and a half baths, sleeping eight, every bedroom with its own terrace. The 3BD Pueblo Bonito Montecristo with a plunge pool and the renovated three-bedroom villa at Montecristo both sleep ten on three bedrooms, which is a different proposition: more beds, same number of doors to close.
- Nine or ten with a bedroom each for the couples: the Peaceful Ocean View Retreat, four bedrooms sleeping nine with a private pool, or the 4BD Oceanfront Montecristo Estates Villa, four bedrooms sleeping ten with a BBQ area and an infinity pool.
- Twelve or more: the 6BD Oceanview Playboy Mansion above the marina sleeps fourteen across six bedrooms and five and a half baths, or the Novaispania Governor Beachfront Villa at Quivira, four ensuite bedrooms sleeping twelve.
The number that trips people up is beds versus bedrooms. A three-bedroom villa sleeping ten is doing that with sofa beds and queens sharing rooms, which is fine for siblings and cousins and miserable for four couples. Count the bedrooms, not the headcount, then tell us who is sharing with whom.
Three villas worth putting side by side
The 4BD Oceanfront Montecristo Estates Villa is privately owned and sits outside the resort's timeshare inventory, which in practice means it has been renovated to one owner's standard rather than a rotation schedule. The views run unbroken down the Pacific, there's an infinity pool and a jacuzzi, a BBQ area for the nights nobody wants to go out, and keypad self check-in, useful when a group lands on different flights two days before Christmas. Guests get the run of the Pueblo Bonito resorts including adults-only Pacifica, with transportation inside the resort included. The Beach Club is reserved for Quivira real estate owners, and the Quivira course is available at reduced green fees rather than free. Catering, spa and housekeeping at the villa all carry a surcharge.
The renovated three-bedroom villa at Montecristo is the same idea at a smaller scale: privately owned, fully renovated, private pool and hot tub, ten sleeping on three bedrooms. For a group of six or seven adults who want a house rather than a hotel floor, it does the job without paying for a fourth bedroom nobody uses.
The Oceanview Montecristo Villa is the one to look at if the group wants to eat and drink without opening a wallet every night. It's a stand-alone 3BR/3.5BA villa in a gated setting with an infinity pool and an oversized jacuzzi on the terrace, daily maid service, butler service, and access to a dining programme that spans the Pueblo Bonito restaurants and bars, with shuttles connecting them. Read the fine print before you commit: the plan requires a three-night minimum, everyone sharing the villa has to buy in, premium liquor and holiday surcharges can apply, and a few restaurants sit outside it or carry a per-person charge. For a group that wants Christmas lunch to simply happen, it's an argument worth having.
Pedregal, if the group wants to walk home from dinner
The 6BD Oceanview Playboy Mansion is a 10,000-square-foot estate on the Pedregal hillside with panoramic Sea of Cortez views, a large pool, a jacuzzi, a putting green, and a funicular to move between levels, because the site is steep enough to need one. The house is fully staffed and secured around the clock. It has hosted events for several hundred guests with catering and fireworks, so a six-night Christmas with fourteen people is well inside what it handles.
What makes it worth comparing against a Quivira villa isn't the scale, it's the address. Solmar Beach is a minute from the door, Cannery Beach about ten, and the marina, the shops and the nightlife are all walkable. Groups that book Pedregal over the Pacific side generally do it because they don't want to organise a car around every dinner.
How to read the budget for holiday week
Across our published listings, nightly examples have run from USD 400 to USD 2,621 before taxes and fees, and five-night examples from USD 3,160 to USD 9,047. Christmas week is not an ordinary week, so those figures are context, not a quote. The only number that means anything for December 21 to 26 is the one that comes back against your actual dates with taxes, fees and any deposit included.
Three things change the real total more than the headline rate:
- What you're not paying for separately. A villa with a full kitchen and a grill, like the four-bedroom oceanfront at Montecristo, absorbs breakfast and at least two dinners a group would otherwise spend restaurant money on in peak week.
- What's included versus surcharged. Resort access, shuttles, housekeeping, catering, golf, spa: these vary villa by villa, and a property with an included dining programme and twice-daily housekeeping prices differently from one where those are add-ons.
- Where you book. We take direct bookings with no third-party fees, which removes a layer that holiday-week pricing tends to magnify.
Worth knowing about timing: Christmas and New Year in Los Cabos are the two weeks the market books furthest ahead, commonly nine to twelve months out. If you're looking inside two months, availability is the constraint, not budget, and the shortlist should be whatever is genuinely open rather than whatever looks best on paper.
The things to settle before you send a deposit
Every one of these homes needs a live availability check for December 21 to 26 before anyone books flights, and a date-specific quote before anyone agrees a budget. Beyond that:
- Confirm the sleeping plan, not just the headcount. Who needs a king, who's fine with two queens, whether anyone needs a ground-floor room.
- Ask which services are included at your specific villa and which are surcharged. Daily service, transportation, chef, spa and golf are not uniform across the portfolio.
- If you want a chef on Christmas Eve, say so early. We arrange private transportation, chef services, dining and event planning, and the best cooks in town are spoken for first in that week.
- Confirm the calendar year on your dates. It sounds pedantic until someone holds the wrong December.
We're a licensed travel agency and a concierge professional is assigned to every stay, so the airport pickup, the grocery delivery and the fishing charter come through one person rather than four. Tell us the headcount, who's sharing, and whether the group wants the marina or the Pacific, and we'll come back with what's actually open for your week and what it costs.
