Cabo villas for six to twelve people: where to start

If there are six to ten of you and you want a villa in Los Cabos, the shortlist is shorter than you'd think, and it splits along one line: Pacific side or downtown. On the Pacific side, inside the gated Quivira community, we have 4BD Oceanfront Montecristo Estates Villa (four bedrooms, sleeps ten), Unique Renovated Montecristo 3 BR Villa at Quivira (three bedrooms, sleeps ten) and Peaceful Ocean View Retreat Private Pool Quivira (four bedrooms, sleeps nine). Above downtown Cabo San Lucas, in Pedregal, there's 6BD Oceanview Playboy Mansion in Cabo (six bedrooms, sleeps fourteen), which is a bigger house than most groups of eight need but a ten-minute walk from the marina. Those two settings produce completely different holidays, and the choice is worth making before you look at a single photograph.
Pacific side or walking distance to town
Quivira sits on the Pacific coast at the far western tip, a gated community where the villas stand on hillsides above the water and the resort runs its own transportation inside the gates. It's quiet in a way downtown is not. You hear surf, not bass. The trade is that you drive, or shuttle, for dinner in town.
Pedregal is the headland just west of the Cabo San Lucas marina, and from the Playboy Mansion villa you walk down into the marina district rather than organise a car. The description we have from the house puts Solmar Beach a minute away on foot, Cannery Beach about ten, and the airport at San José del Cabo roughly fifty minutes' drive. For a group that wants to be out at night, and wants whoever stays back at the house to have panoramic Sea of Cortez views and a jacuzzi while everyone else is at the bars, that walkability decides it.
One thing worth knowing about this coast before you pick a view: very few Los Cabos beaches are safely swimmable. The calm, protected coves are along the Tourist Corridor, the twenty-mile run of coast between the two towns, where Santa María, Chileno and Palmilla beaches hold Blue Flag certification. The Pacific side is for looking at, and for sunsets. If your group's idea of a good morning involves walking into the sea, plan a drive to Chileno rather than assuming the water below your terrace will do.
The Quivira villas, and how they differ from each other
All three of our Montecristo-area villas sit in the same gated community and share the same big Pacific outlook, so the differences are in the houses themselves.
- 4BD Oceanfront Montecristo Estates Villa (four bedrooms, sleeps ten) is privately owned and recently renovated, and it isn't part of the resort's timeshare inventory, which is why it feels like a house rather than a unit. Unobstructed panoramic views of the Pacific, an infinity pool, a BBQ area and a jacuzzi. Guests get the run of the Pueblo Bonito resort amenities, including the adults-only Pacifica, with the exception of the Beach Club, which is reserved for Quivira real estate owners. Transportation within the resort is included, and the Quivira golf course is available at discounted green fees.
- Unique Renovated Montecristo 3 BR Villa at Quivira (three bedrooms, sleeps ten) is one of the few fully renovated villas in Montecristo Estates and likewise privately owned. Private pool, hot tub, ocean views. Same bed count as the four-bedroom above, one fewer bedroom, which matters if your ten are five couples rather than a family that doesn't mind sharing.
- Peaceful Ocean View Retreat Private Pool Quivira (four bedrooms, sleeps nine) is the calmest of the three, built around indoor-outdoor living and a private pool, and it keeps toys in the house, which is a small thing until you arrive with a four-year-old.
If your group skews toward golf, look at 5BD Ritzy Villa 5: Ocean Views & Pool (five bedrooms, sleeps twelve) at Coronado in Quivira, which looks out over both the Pacific and the 17th fairway of the Jack Nicklaus course. Watching the last groups come through while you're in the pool is a particular pleasure. Next door in the same enclave, Coronado Luxury at Quivira (five bedrooms, sleeps eleven) includes a six-passenger golf cart with the stay, which is the difference between a group that moves around the community all day and one that keeps calling for a ride.
Eight people, three bedrooms: the configuration question
Bedroom count and sleeping capacity are not the same number, and in Los Cabos villas the gap is usually a sofa bed or a Murphy bed in the living room. Our Oceanview Montecristo Villa is a clean example: three bedrooms, sleeps eight, with a primary suite in a king, a second room with two queens, a third king, and a queen sofa bed. Every bedroom has its own terrace and its own bath. It's a stand-alone villa in the gated Montecristo community on the Pacific side, with a private infinity pool and an oversized jacuzzi on the terrace, daily maid service, and butler service, plus shuttle access to the Pueblo Bonito resorts and Quivira Golf Club.
So: eight adults in that house means two of them are in the living room. Eight people who are a family, with a couple of teenagers, fit beautifully. This is the single most common mismatch we see at booking, and it's worth ten minutes of honest conversation among yourselves about who is sharing with whom before you commit to a floor plan.
For the same reason, 3BD Pueblo Bonito Montecristo: Plunge Pool lists three bedrooms and sleeps ten, and 4BD Pueblo Bonito Montecristo: Ocean Views & Pool lists four and sleeps ten. The second one buys you a door, not a bigger house.
Four, five or six of you
A group of six has a genuinely different set of options, because this is where resort suites start to beat private villas on value. Villa Del Palmar Pool, Resort & Ocean Views is a two-bedroom, three-bath elite suite sleeping six: two master bedrooms, each with a king and its own bath, a pull-out sofa in the living room with a third full bath, a full kitchen, and a private terrace over the Sea of Cortez. There's an outdoor pool and an indoor pool, plus toys in the unit and the Desert Spa on site.
Its near neighbour, 2BD Villa Del Arco Resort, Ocean View, Pool, also sleeps six across two bedrooms and three baths, with a whirlpool tub in the master, a queen Murphy bed in the living room, a full kitchen and washer-dryer, and a balcony looking over either the garden or the ocean. Both are resort residences rather than stand-alone houses, which means a community pool rather than one you have to yourself, and both are honest about it. If your six want a pool nobody else is in, go to Quivira. If your six want a spa, restaurants and a staffed beach a short walk from the door, these are better value than a villa you'd half-use.
When the group is bigger than you planned
Groups grow. Someone's brother joins, a couple brings the kids. The Pedregal house, 6BD Oceanview Playboy Mansion in Cabo, runs to ten thousand square feet with a pool, jacuzzi, a putting green and a funicular between levels, and it has hosted catered events for up to three hundred guests. That is not a house for eight people who want a quiet week, and we'd say so. It's the right house for a milestone birthday where the party is the point.
Above that, Exquisite 6 Bedroom Residence at Quivira Los Cabos sleeps fourteen and is fully wheelchair accessible, which is rare in hillside Cabo villas and worth knowing if anyone in your party has mobility needs. 4BD Luxury Villa (Casa Pueblo) sleeps sixteen in San José del Cabo, at the other end of the Corridor, near the historic plaza. And Triple Ocean 11 BR Empire - Private Pools is three condos at Alvar Quivira fused into one eleven-bedroom property sleeping twenty-two, with private terraces above the Pacific.
What we do once you've picked the house
Every stay comes with a dedicated concierge, and the useful version of that is practical: private transportation, a chef in the villa, restaurant bookings, and event planning when the trip has an occasion attached. We book direct, with no third-party fees, and we're a licensed travel agency, which matters when a group of ten is wiring a deposit.
Where the concierge earns their keep is in the sequencing. Grey whales pass this coast in winter and the boats go out of the marina; dive and snorkel trips work better on certain tides; a Quivira tee time and a dinner in San José del Cabo on the same day is a long day, and the drive between the two towns is about half an hour. Tell us what the group actually wants to do and we'll build the week backwards from the two or three things that can't move.
A note on booking: everything here is subject to availability. Confirm dates, rates, minimum stays and the exact unit configuration with us before you book flights, particularly over Christmas and New Year, when the larger villas go first and go early.
