Three-bedroom villas in Cabo for Christmas week

Infinity pool at a Cabo resort villa with palm trees and blue sky

You want a three-bedroom villa in Cabo San Lucas for December 18 to 25, you have somewhere between five and ten thousand dollars to spend on the house, and you want to know whether that's a real plan or a fantasy. It's a real plan, and in our portfolio it comes down to three houses: the 3BD Hacienda Encantada villa, the 3BD Pueblo Bonito residence, and the three-bedroom oceanview villa at Montecristo Estates up in Quivira. All three are listed for ten guests, all three sit inside gated resort communities, and all three face water, though not the same water, which turns out to be the decision that matters most.

Holiday rates in Cabo are set per property and per date, and the week spanning Christmas is the most contested week of the year here, so the first thing to do is ask for a quote with your exact dates on it rather than reading a published nightly rate and multiplying by seven. We book direct, with no third-party fees, and we'll come back with the total including taxes, any deposit, and whether a minimum stay applies over the holiday. What follows is how to decide which house you're asking about.

Sea of Cortez or Pacific: pick your side first

Cabo sits at the corner where two bodies of water meet, and the villa you choose puts you on one side of that corner or the other. It changes the light, the swim, and how long it takes to get to dinner.

Hacienda Encantada is built into the cliffs on the Corridor side, looking out over the Sea of Cortez, and the listing describes a ten-minute run into the Cabo San Lucas harbour plus a free shuttle down to the resort's sister property at Marina Fiesta, right in the harbour area. For a group that wants to be in town on New Year's Eve, or at the marina for the fireworks and the street performers, that shuttle is worth more than any amenity on the page. Médano Beach, the hub of the midnight celebration, is on this same stretch of calm water. If you want to be near it, go east.

Montecristo Estates sits in the opposite direction, high in the hills of Quivira above the Pacific, in a gated community within the Quivira development. The views are enormous and the quiet is real. The Pacific here is for looking at, not for swimming in, and you're a drive from the marina rather than a shuttle ride. Guests who take this house tend to be the ones cooking at home, playing a round, and going into town twice all week rather than every night.

Pueblo Bonito splits the difference depending on which property you're in; our 3BD residence is part of the Pueblo Bonito Los Cabos side of the family, Mediterranean in style, with the El Médano stretch and the view toward Land's End as its selling point.

What's actually in the three houses

The honest truth about three-bedroom villas listed for ten guests is that the arithmetic only works if the bed configuration suits your particular group, so this is the detail to pin down before you pin down anything else. At the Hacienda Encantada residences, the listing describes three bedrooms with ensuite baths, a king in the master with a jetted bath and a walk-out to the patio, a king in the second, and two queens in the third. That third room is what makes ten plausible: it's a kids' room or a cousins' room, not a third couple's room.

  • 3BD Hacienda Encantada: Ocean View, Luxury Resort — three bedrooms, five baths, listed for ten. Private patio with pool and jacuzzi, barbecue, a dining area outside, and a full kitchen with laundry inside. Hacienda-style furnishings, marble floors, ocean-view terraces. Resort services listed include a 24-hour concierge, an activities desk, private chef service and fine dining, and the resort itself has several pools, swim-up bars, health clubs, spas, five restaurants, tennis courts and play areas for children. Adjacent to the golf at Cabo del Sol.
  • 3BD Pueblo Bonito: Ocean Views & Luxury Resort — three bedrooms, listed for ten, inside a Mediterranean-style beachfront resort described as running on hotel-grade personalised service. Community pool, full kitchen with cooking basics and dishwasher, cleaning supplies, laundry. The appeal here is all-in-one convenience: you're inside a resort that does the work.
  • 3BD Oceanview Villa at Montecristo Estates — three ensuite bedrooms, three and a half baths, listed for ten, and by far the largest floor plan of the three at roughly four and a half thousand square feet. Heated private infinity pool with an outdoor jacuzzi beside it, a furnished terrace with dining and lounging areas, a barbecue grill, floor-to-ceiling windows down the living and dining rooms. The listing describes daily housekeeping, 24/7 concierge, gated security around the clock, access to private beach clubs with food and beverage service, a spa and fitness centre, tennis courts, and priority access to golf including Quivira Golf Club.

If your group plans to cook Christmas dinner and sprawl, Montecristo is the house to beat. The square footage isn't a rounding difference, it's more than double the Hacienda Encantada floor plan, and the gourmet kitchen with the long terrace off it is built for a group that eats together every night. If your group wants someone else to handle everything and a shuttle into town for the night scene, Hacienda Encantada gives you the resort machinery and the harbour proximity.

Why a resort residence beats a standalone villa over the holidays

There's a version of the private-villa fantasy that falls apart on December 24, when the group wants four different things at four different times and somebody has to drive. All three of these houses are resort residences, which means you get the private kitchen, the private pool, the door that closes, and also a concierge desk, restaurants you can walk to, and a kids' pool that isn't your responsibility.

At Hacienda Encantada the listing spells it out: daily maid service, a butler to handle resort services, a 24-hour concierge for on-site and off-site reservations and excursions, and car rental or airport shuttle arranged through the resort. During Christmas week in Cabo that concierge is the difference between getting a table and eating at home because every restaurant on Médano booked out in October. The Montecristo villa carries the same daily housekeeping and round-the-clock concierge in its listing, with the beach club access doing the job the resort restaurants do on the other side of town.

Separately from the house, every stay with us includes a dedicated concierge, and we arrange private transportation, chef service, dining and event planning. For a holiday week that's not a flourish, it's logistics: a Christmas Eve dinner cooked in the villa, the airport run on the 18th, and a boat out to El Arco booked before the water taxis at the marina fill up.

What the budget buys, and what else it could buy

Five to ten thousand on a seven-night stay in late December is a serious budget for a three-bedroom in Cabo, and it's the right order of magnitude for these houses, but holiday pricing moves and we won't tell you a figure before we've quoted your dates. What we will say is that the same budget sometimes opens a door you didn't ask about.

Ten guests in three bedrooms is tight if those ten are five couples. If the group is really two families, look at 4BD Pueblo Bonito: Ocean Views w/ Luxurious Resort, which is four ensuite bedrooms and six baths at Sunset Beach, with a heated private infinity pool over the Pacific, two hot tubs, a terrace with outdoor grill and bar, and a Viking kitchen. There are also two outdoor fireplaces and one inside, which matters more than it sounds in a Baja December when the sun goes down and the terrace cools off fast. Ask for both quotes at once and compare them side by side rather than assuming the fourth bedroom is out of reach.

A week that starts on the 18th and runs through Christmas

Arriving on the 18th gives you the thing most Cabo trips don't have: time before the holiday rather than after it. Figure on half an hour to an hour from the airport at San José del Cabo to your door, longer on an afternoon arrival in high season, and plan the first night around the villa rather than a reservation.

El Arco is the one sight you can't reach on foot, which surprises people every year. You take a boat, either a glass-bottom from the Cabo San Lucas marina or a water taxi off Médano Beach, and the standard loop runs past the sea lion colony, Pelican Rock, Lovers Beach and Neptune's Finger before it turns around. Go early in the week, before the harbour fills with holiday traffic. The marina itself is a ten to fifteen minute walk from the middle of town.

If you want a day out of Cabo, Todos Santos is about an hour and a bit up Highway 19 along the Pacific, with the dunes and the ocean on your left most of the way. San José del Cabo is under an hour in the other direction and makes an easy afternoon.

Then there's New Year's Eve, which in Cabo means Médano Beach. The fireworks go up over the bay and come back off El Arco, and the beach is shoulder to shoulder, so if you want to be anywhere near the water you're walking down by nine. The Office and SUR Beach House sit along that stretch, with Mango Deck and Taboo running louder parties, and The Cape's rooftop is the high-vantage version with the arch in view. The marina has its own scene that night, live music along the waterfront and fireworks at midnight. Tables at the best-known places tend to go by October, so tell your concierge early and let them work the cancellations.

What to send us when you enquire

Three things make a holiday quote come back fast and accurate: your exact dates with the year on them, the real composition of your group (how many adults, how many children, how many couples), and whether you want to be within a shuttle ride of the marina or up in the hills with a kitchen and a view. With that, we'll confirm which of the three-bedroom villas is open for December 18 to 25, send an itemised total with taxes and deposit, and tell you what's included at that particular property versus what we'd arrange separately. Booking direct means no third-party fees, and we're a licensed travel agency, so the flights, the transfers and the chef can all sit on the same plan.
