Three-bedroom villas in Cabo: which one fits your group

Start with three homes: 3BD Hacienda Encantada: Ocean View, Luxury Resort, 3BD Pueblo Bonito: Ocean Views & Luxury Resort, and the three-bedroom oceanview villa at Montecristo Estates, up in the hills inside Quivira. All three are in Cabo San Lucas, all three are villas rather than condos, and all three sleep ten. The decision you're actually making isn't bedroom count. It's which water you want outside the glass, and how far you want to be from the marina.
That last part surprises people. Cabo is small on a map and slow in a car. A villa on the Corridor side and a villa on the Pacific cliffs are both "Cabo San Lucas," but they produce completely different weeks.
Sea of Cortez or Pacific: pick the water first
Hacienda Encantada sits on the Baja cliffs looking out over the Sea of Cortez, on the Corridor side of town, adjacent to the golf at Cabo del Sol and a short drive from the marina. Sunrise is the show here. The resort runs a free shuttle to its sister property down by the harbor, which matters more than it sounds: it means a night out in town doesn't require a designated driver or a taxi negotiation at midnight.
Montecristo Estates faces the other ocean. It's a gated community within Quivira, perched in the hills above the Pacific, and the villa there is built around floor-to-ceiling glass and a heated private infinity pool with the water below. Guests get priority access to Quivira Golf Club, which runs along the oceanfront. The trade is real: the Pacific side is dramatic and quiet, and the marina is a drive rather than a stroll.
If walking to dinner is the point, neither of these is that trip. The genuinely walkable stretch of Cabo is El Médano, which runs from the marina east toward the Finisterra, with Mango Deck and Hacienda Beach Club right on the sand and the Puerto Paraíso mall and downtown restaurants a short walk from most of it. Our three-bedroom villas sit above and outside that strip, which is why the shuttle and the concierge's transportation arrangements do real work.
Ten guests in three bedrooms: do the maths before you book
Each of the three sleeps ten, and that number is worth sitting with. Ten people in three rooms works beautifully for one family group with children sharing, and badly for five couples. The Hacienda Encantada residence lists three en-suite bedrooms across four and a half baths, with the master holding a king and the second and third rooms configured as a king and two queens. That's a layout built for parents and kids, not for five sets of adults who each want a door that closes.
The Montecristo villa also runs three en-suite bedrooms, and it's the most generous of the three in square footage, which shows up in the living space rather than the bed count: open-plan living and dining, a furnished terrace with dining and lounging areas, and a barbecue grill outside.
If your ten are really five couples, stop looking at three bedrooms. The 5 BR Grand Villa at Diamante is a five-bedroom, five-bath golf villa with a private pool and a private courtyard, and it's honest work to say so rather than squeeze you into a three. It also publishes its add-on pricing up front, which is unusual and useful: pool heating runs a hundred dollars a day with advance notice, a golf cart is eighty-five a day, and a private chef doing breakfast, lunch and dinner for a group of six to ten is four hundred and fifty, groceries not included.
What a resort residence gets you that a standalone villa doesn't
This is the real split in our Cabo San Lucas inventory, and almost nobody searching "3-bedroom villa" has thought about it yet. A resort residence is a private villa with its own kitchen, laundry and pool that sits inside a working resort, so you get the house and the hotel at once.
The Hacienda Encantada residences spell out what that looks like: daily maid service, a butler handling resort services, a 24-hour concierge for on-site and off-site reservations, car rental and airport shuttle. The resort itself has several pools, swim-up bars with food service, health clubs, spas, five restaurants, a convenience store, tennis courts and play areas for children. The Beachfront Residence Villa with Resort Amenities is another three-bedroom at Hacienda Encantada, with an expansive patio holding an infinity pool, a swim-up bar and barbecue, a hot tub and a fire pit.
Montecristo lists daily housekeeping and 24/7 concierge too, plus private beach club access with lounge chairs, umbrellas and food and beverage service, a spa, a fitness centre, tennis courts and 24-hour gated security.
Don't assume these inclusions are identical across properties, or that they're identical across seasons. They aren't. Confirm what's bundled into your specific villa for your specific dates before you build a week around a butler.
The quick comparison
- 3BD Hacienda Encantada — Sea of Cortez views from the cliffs, three en-suite bedrooms, sleeps ten, private patio with pool and jacuzzi, barbecue, cooking basics and a dishwasher in the kitchen. Corridor location next to Cabo del Sol golf. A dedicated workspace, if someone in the group is pretending to work.
- Beachfront Residence Villa with Resort Amenities — Also three bedrooms at Hacienda Encantada, sleeps ten, four and a half baths. The patio is the selling point: infinity pool, swim-up bar and BBQ, hot tub, fire pit, glass wall doors from the living space.
- 3BD Oceanview Villa at Montecristo Estates — Pacific side, inside the Quivira gates, three en-suite bedrooms, sleeps ten, heated private infinity pool and adjacent outdoor jacuzzi, BBQ area, gourmet kitchen with granite and stainless. The most square footage of the three.
- 3BD Pueblo Bonito — Mediterranean-style resort property, sleeps ten, community pool, cooking basics and dishwasher. Pueblo Bonito Los Cabos sits beachfront overlooking El Médano and the Sea of Cortez, with Land's End in view.
Christmas week, and why you should be calling in spring
December 18 to 25 is the hardest week of the year to book in Cabo San Lucas, and three-bedroom villas go first because they're the size most families want. If you're planning the holidays and your budget sits in the mid-to-high four figures for a week, the three homes above are the right shortlist, but availability for that window is the first thing to settle and the only thing that matters until it's settled.
Two practical notes for that stretch. Pool heating is sometimes an extra and sometimes isn't, depending on the villa, so ask rather than assume you'll be swimming in late December. And minimum-stay requirements tighten over the holidays across the market.
Worth knowing: four-bedroom alternatives can occasionally be easier to get than threes in peak weeks, simply because fewer groups search for them. A four-bedroom beachfront house in Novaispania and the 4BD Pueblo Bonito villa, with its heated private infinity pool over the Pacific, two jacuzzis and a Viking kitchen, both sleep more than our threes. If the extra room costs less than you fear, it's a question worth asking.
What to confirm before you put money down
Five things decide whether a villa works for your trip, and all five are date-specific:
- Live availability and the full cost for your nights, including taxes and fees.
- The exact bed configuration, which matters enormously when you're putting ten people in three rooms.
- Which pools are private to your villa, which are communal, and whether heating is included or an add-on.
- Which services, daily housekeeping, butler, shuttle, beach club, golf access, apply to your villa on your dates.
- Occupancy rules, minimum stay and the cancellation terms.
On that last point: Hacienda Encantada sets a minimum age of twenty-five for the renter, which catches out the occasional graduation group.
How we'd handle it from here
Tell us the dates, the headcount, and whether you want the sunrise over the Sea of Cortez or the Pacific out the window at dinner. We'll come back with what's actually open rather than what's listed. Optima Vacation Rentals is a licensed travel agency, every stay includes a dedicated concierge, and we arrange private transportation, chef services, dining reservations and event planning directly rather than handing you a phone number. Book direct with us and there are no third-party fees on top.
One request, and it saves everyone a week: say upfront whether your ten are one family or five couples. It changes the answer completely.
